Preventive maintenance is all about scheduling and planning the maintenance of business assets.  The aim is to ensure the assets stay in top shape and that downtimes due to sudden machine failure are avoided. It also helps ensure that there is little or no need for the costly maintenance that downtime in business entails. This business practice is meant to improve efficiency and ensure no resources are wasted when we use our inputs in business production. There is a cost to overusing assets or undermaintaining equipment (often, this can drive people out of business); for instance, a defunct fire hydrant system.

 

What are the four types of preventive maintenance?

 

In this first classification, we are to plan and schedule preventative maintenance tasks based on the use of the asset (Usage-based) and then the time in operation for the asset (Time-based) preventive maintenance is the second major type. These must be scheduled and planned well, with the cost trade-off also an important factor.

 

The other types of preventive maintenance are Pyramid/Non-Pyramid Inspection and Task-Oriented Work. In Pyramid preventive maintenance, documentation of a missed task is also done; while non-pyramid ignores it. In inspections, physically checking assets must be done before a work order for preventive maintenance is passed. In Task preventive maintenance, minor repairs, part changes, etc., are done on the spot.
